When you work with Optima to make real estate investments, you enter the complicated yet rewarding realm of tax deed investing with an experienced partner at your side.
The tax deeds we work with have a 15 month maximum investment time. It’s not uncommon for tax deeds to be redeemed sooner. In fact, around 35% of investors are able to cash out and recover their principal and interest within 5 months. However, investors should assume that their principal will be committed for the full 15 months.
The amount of the lien, and interest, are backed by the issuing county using the property itself as collateral. If the property owner does not pay the taxes owed in the time agreed, the lien holder can take possession of the property.
Many other liens and debt obligations on a property can be wiped clear at foreclosure, even mortgages. Not tax liens. For this reason, they are a very safe investment.
Investors with Optima never have to worry about suddenly becoming the owners of foreclosed properties and having to deal with the details of repairs or sales. Our investors don’t become landlords. When a property owner fails to redeem their lien, Optima takes possession. At this point, we repay our investors their principal and interest. We have experience with remodeling and flipping properties, and while our investors profit from the fixed interest tax deed part of the transaction, we profit from the sale or rental of the property. We all win.
THE STEPS OF OUR PROCESS
Here’s how the process works for our investors.
- Investor signs the service agreement with Optima.
- Investor deposits initial investment in an escrow account. The investor can take this money back from the escrow account at any time, as long as the funds are not currently invested.
- Optima sends a monthly list of properties that we plan to bid on (usually on the Friday before each tax deed sale or county tax sale).
- We develop an accurate estimate of each property’s value. We drive by every property we might bid on to inspect its condition. Optima is a licensed real estate broker with years of experience. We make safe, conservative value estimates: we want to list a property as the cheapest on the street, not the most expensive.
- We eliminate properties that need too much work, are unlivable, or are otherwise not good investments.
- We conduct a detailed title search for each property, to see if any other party has a financial interest in the property, such as the IRS, the state, income tax, or city violations.
- Optima uses investor funds to purchase tax deed certificates at county tax sales. All certificates are held by Optima Real Estate: we take care of the legal work.
- After a successful auction purchase, we email each investor a property report which includes a photo of the property, its current value, the address, and the parcel ID.
- Approximately 60 days later, we will receive a copy of the tax deed certificate from the county. This is the collateral for the investment. We add the certificate to our service agreement with the investor and forward a copy of the certificate to them.

- When the property owner pays the taxes owed and redeems the lien, the investor receives back their initial investment and the agreed interest. About 35% of investors are paid in 5 months or less, and can then reinvest or withdraw their money.
- If the property is not redeemed and Optima takes possession of the property (usually within 15 months), Optima pays the investor back their initial investment and interest.
